We sell a $35 logo mug gift box, printed, packed and shipped to each person's address. This guide covers the other options too.
Key facts
- A small company posting on r/PropertyManagement wanted a client gift "that can be easily mailed" (r/PropertyManagement, Oct 2019).
- In the 2024 NMHC and Grace Hill Renter Preferences Survey, an apartment-industry survey (over 172,000 responses), 45% of renters planned to stay when their lease expires; among reasons for moving, 49% cited lower rents and 21% a better management company (Multifamily Executive, Mar 2024).
- The Fair Housing Act makes it unlawful "To discriminate against any person in the terms, conditions, or privileges of sale or rental of a dwelling, … because of race, color, religion, sex, familial status, or national origin" (42 U.S.C. 3604(b)).
- Rentec Direct, a property-management software company: "If you decide to give a tenant a thank you gift, make sure every tenant receives one" (Rentec Direct, 2015).
- 87% of end-users would keep a branded drinkware item because it is useful (ASI 2026 Ad Impressions Study; a promotional-products industry survey).
This page is part of our client gifts by profession guide. Contractors have their own page: gifts for homeowners from contractors.
Owners or residents: who gets which gift?
The owner is your client; the resident is your client's customer. The owner signed your management agreement and decides whether to keep you. The resident lives in the building you run. They get different gifts, in different places:

| Tier | Who they are | Where the gift goes | What people in the threads sent |
| Owners | The people who pay you to manage their property; one r/RentalInvesting landlord wrote, "I live in another state and have a property manager" | Their own mailing address, by mail | "Harry & David", "Fairytale Brownies", "Wine or wreaths or chocolates" |
| Residents | The people who live in the units you manage | Their door, or a resident event on site | $25 gift cards, $50 to $75 baskets, branded mugs as welcome gifts |

What to send owners, especially out of state
Ship it to the owner, not to the property. The r/PropertyManagement poster above, from "a small company", wanted "a reasonable yet semi-thoughtful gift to our clients for the holidays...that can be easily mailed. Any ideas other than Starbucks giftcards?" The replies:
- "We do gift boxes of snacks or cookies, which can be shipped but will cost a bit more. If you're local, it does make a big impact to hand deliver."
- "Our clients have liked Harry & David a lot."
- "Wine or wreaths or chocolates."
Rentec Direct's 2015 guide for property managers suggests chocolates for owners, "priced from $15-$50", and adds an idea: "What about having a picture of one of your owner's properties engraved into the sweet treat you send them?"
Something that stays in use. A commenter on r/PropertyManagement wrote that at their property, residents who moved in during lease-up "were able to get free sleek coffee mugs and towels. Both of which I still see used around the property today." That matches ASI's 2026 drinkware finding, and for an owner, a mug they keep carries your logo far from the building.

Resident gifts: one gift, every door
What landlords and managers describe:

| Who |
What they give |
Source |
| A landlord with 11 tenants in a small town |
"$25 Walmart gift cards to our 11 tenants" |
r/Landlord |
| A landlord renting to college students |
"a Panera or Starbucks gift card" |
Same thread |
| A first-time landlord, one rental |
"a small holiday gift basket... ($50-$75)" |
r/RentalInvesting |
| A 132-unit Boston property, welcome gifts |
"$1,500 to spend on branded welcome gifts" |
r/PropertyManagement |
One reply did the Boston math: "You have about $11 per item which is a slim budget. In that range, I'd do a branded mug, or a nice branded bag."
Including every unit in a finished gift box is arithmetic: with no minimum, at $35 delivered each, 132 units come to $4,620 (one order holds up to 100 boxes, so 132 units are two orders), and 40 units to $1,400. Every box ships to its own door, with a card that greets each resident by first name.
Do resident gifts reduce turnover?
No study we found measures it. What renters do report: in the 2024 NMHC and Grace Hill Renter Preferences Survey, 45% planned to stay when their lease expires, and the top reasons for moving were lower rents (49%), more living space (22%), a better management company (21%), better features or amenities (20%) and a better location (17%).
Landlords on r/Landlord split on whether a gift moves renewals. One, replying to a suggestion of a rent-free December: "It's not good business. You think the tenants are thinking I can buy a house this yr but nah I love this landlord so much I want to stay? Nope." Another, who rents to students: "we have never had to market - when our tenants graduate and move on, they have always had friends wanting to move in."
Where a gift goes wrong is when it reads as a renewal pitch. A first-time landlord on r/RentalInvesting wrote that a cash gift card "seems…. Transactional. Like here is a .0005% cash back on your rent." A reply added: "It could even backfire in the 'well if you can afford this, why do you have to raise my rent?' sense."
So, our suggestion:
| Reads as a thank-you |
Reads as a renewal pitch |
| The same gift for every unit |
Bigger gifts for the units up for renewal |
| A card about the year, the season, the neighbors |
A card that mentions the lease, rent or a renewal offer |
| Sent in December, or months from any renewal notice |
Sent the week the renewal letter goes out |
Fair housing: what the law says
On r/Landlord, a landlord described "$300 off of my properties in December for families with kids at home", and a smaller gift card for adults living alone. A reply: "That's a fair housing lawsuit waiting to happen if you give different tenants different amounts off based on whether or not they have kids at home." Rentec Direct's 2015 guide: "Remember, if you thank one tenant, thank them all."
This section quotes the rule. It doesn't apply it to your properties. 42 U.S.C. 3604 (section 804 of the Fair Housing Act) opens "As made applicable by section 3603 of this title and except as exempted by sections 3603(b) and 3607 of this title, it shall be unlawful", and lists as (b):
"(b) To discriminate against any person in the terms, conditions, or privileges of sale or rental of a dwelling, or in the provision of services or facilities in connection therewith, because of race, color, religion, sex, familial status, or national origin."
42 U.S.C. 3604(b) (United States Code, 2023 edition, GovInfo). Read October 29, 2026.
"(a) It shall be unlawful, because of race, color, religion, sex, handicap, familial status, or national origin, to impose different terms, conditions or privileges relating to the sale or rental of a dwelling or to deny or limit services or facilities in connection with the sale or rental of a dwelling."
24 CFR 100.65(a) (HUD's regulation; eCFR, up to date as of October 27, 2026). Read October 29, 2026.
This is information, not legal or tax advice. Check the current rule (or ask your fair housing counsel or your state's fair housing agency) before you send.
What should the card say?
Thank them for the year, not for renewing:
- For owners: "Hi {first name}, thank you for trusting us with your property this year. Looking after it for you is a responsibility we take seriously. Wishing you a warm, restful holiday season."
- For residents: "Hi {first name}, thank you for being part of our community this year. Wishing you and yours a warm, happy holiday season."
On a Personalized Gifts Delivered order, the card is printed (not handwritten), with no logo or brand: one message and one sign-off for the whole order, up to 300 characters. The message can include {first name}, filled in from the address list, and you preview every person's card before you pay. The order page tells you if a message is too long to print. Owners and residents get different messages, so they are two orders. More lines: holiday card messages for clients.

What sending these yourself takes
Yes: a property management office can build and ship gift boxes itself, and by our estimate 25 logo mug gift boxes take about 9 hours of hands-on work, plus a week or more waiting for supplies. That covers a mug printer's proof, about 8 supply orders, 25 shipping labels, 25 cards and about 3½ hours of packing (about 8 minutes a box). Per box, it comes out about even with our $35: about $38 with USPS counter postage, about $34 with commercial postage, with $1,192.84 paid up front for the mugs, the retail supply packs and 25 postage labels (our DIY cost comparison, prices as of Oct 29, 2026).
A small mistake costs a box: a mug packed without a collar can break at the handle and must be bought, packed and shipped again, and a stale owner address sends a box away and back. With Personalized Gifts Delivered, you add the list and the message; we print, pack, label and ship each box, and send the tracking.
What to know before you order
- One logo and one message per order. Every mug in an order carries the same logo, and every card the same message and sign-off, with each person's first name filled in. Owners and residents with different messages are two orders; one box is a complete order.
- The seal says "Happy Holidays". The black tissue closes with a gold "Happy Holidays" seal sticker, so the box fits the winter holidays best.
- The treats. LINDOR truffles contain milk, soy and barley malt (gluten); read the labels. The allergy and diet checklist covers what to ask first.
- Gift limits. Each box is $35, delivered. Some employers and industries cap the gifts their people may accept; the limits, quoted from their sources: client gift limits by industry.
- Where we ship. The lower 48 states and Washington, DC, except Texas for now; no Alaska, Hawaii, Puerto Rico, other US territories, APO/FPO or international. The order page flags any row we can't ship to, so you can fix it or take it out before you pay.
Where Personalized Gifts Delivered fits for a property manager's owners
Your owners are spread out, and the gift has to travel to them. One order covers every owner on your list:
- Your logo, small, on a mug they'll use: an 11 oz white ceramic mug with your logo printed small, on the front or on both sides at no extra cost.
- A finished gift: a 1.5 oz packet of Ghirardelli premium hot cocoa and 4 Lindt LINDOR milk chocolate truffles packed inside the mug, black tissue closed with a gold seal sticker, in a matte-black gift box with a magnetic lid.
- A card addressed to each owner: your message, printed, greeting each owner by first name, in an envelope closed with a gold wax-seal sticker. You see every card before you pay.
- To each owner's own address: packed by hand in foam, inside a plain white shipping carton; the label's return address shows PersonalizedGiftsDelivered.com.
- Their own building on the mug, for one owner: a photo prints up to about 3 in tall. Every mug in an order carries the same print, so one owner's photo mug is its own one-box order.
- A record for your books: when your boxes ship, you get one email with a spreadsheet of recipient, ship date, carrier, tracking number and $35 per box.
Add your logo (or type your website and we'll find it), or a photo or a few words for a personal gift; check the preview of your mug and card; add your address list; and pay $35 per box. We print, pack and ship each box to its own address. We ship from New York. Ships within 2 business days of a complete order (your design, your address list and payment). Ships by USPS Ground Advantage or UPS Ground, with tracking, and usually arrives 2–5 business days after it ships. Delivery dates are carrier estimates, not guarantees, and run slower in mid-December.
That's $35 per box, delivered, whether you send 1 or 50: a custom logo mug gift box, shipped to each owner's home, no minimum.
