# Should You Give Your Realtor (or Loan Officer) a Gift at Closing? What's Normal and What to Send

Agents on Reddit say a closing gift for your realtor isn't expected: when a seller asked r/realtors what agents would like, the top reply was "Reviews and referrals." If you want to give something too, a handwritten note and a small, personal gift sent to their office are the common extras. Cash is the one gift a commenter warned about.

*We sell a $35 personalized mug gift box, printed, packed and shipped to each person's address. This guide covers the other options too.*

**Key facts**
- **No survey found.** We found no survey of how many buyers or sellers give their agent a gift, or what they spend. The threads below are what agents and buyers say in public.
- **Reviews and referrals first:** that was the top reply when a seller asked r/realtors which small gifts agents would like ([r/realtors, 2023](https://www.reddit.com/r/realtors/comments/13ongpc/)).
- **One agent's count:** "In my 7 years selling 150+ houses, I have received maybe 3 thank you gifts," one agent replied in the same thread.
- **Attorneys:** under Comment [6] to Rule 1.8, a lawyer may accept a gift from a client "if the transaction meets general standards of fairness," as quoted by Illinois's lawyer-discipline agency ([IARDC, January 2026](https://iardc.org/Files/EthicsInquiryQuestionOfTheMonth_January2026.pdf)).
- **Price doesn't buy thanks:** recipients' appreciation isn't linked to what a gift cost ([Flynn and Adams, 2009](https://www.gsb.stanford.edu/faculty-research/publications/money-cant-buy-love-asymmetric-beliefs-about-link-between-gift-price)).

## Do You Get Your Realtor a Gift at Closing? What's Normal

**Not expected, and welcome by agents' own accounts.** A seller closing on two houses asked r/realtors: "What are some small gifts you would like to receive from your client?" ([thread, 2023](https://www.reddit.com/r/realtors/comments/13ongpc/)). The top reply, at 50 points: "Reviews and referrals." Another: "This is a nice gesture, but agents really don't expect this. They've both been paid handsomely for their efforts. A nice handwritten note would be most appreciated."

The same question in October 2026, on r/FirstTimeHomeBuyer, drew an agent's answer: "We definitely don't expect gifts, but a kind word of thanks and a great review is meaningful. That being said, I have had clients give me gifts, such as a fun travel mug, a gift card to a local restaurant, or a bottle of wine" ([thread, Oct 2026](https://www.reddit.com/r/FirstTimeHomeBuyer/comments/1xhl252/)).

Gifts that do come stand out. "Anything you give them will make a lasting impact!" added the agent with "maybe 3 thank you gifts" in seven years.

| What you can give | What it does for your agent | What agents in these threads say |
|---|---|---|
| A review on Google, Zillow or realtor.com | Brings in their next client | "Reviews and referrals" (the top reply) |
| A referral to a friend | The business they run on | The same reply |
| A handwritten note | Something they keep | "I love it when my clients write me a letter. I've saved them all." |
| A small, personal gift | A thank-you they see on their desk | "the fact they personalized it made it so memorable!" |
| A restaurant or coffee gift card | Easy to give, used once | Common in replies |
| Cash | Extra pay for the deal | "Where I am, all payment or bonuses for a real estate transaction must go through the broker." |

The last line came from a commenter describing the rules in her own jurisdiction, who added that "even cash equivalents like gift cards could raise an eyebrow."

## What to Get Your Realtor as a Thank-You Gift

**Personal beats pricey.** An agent described a favorite client gift on r/realtors: "My favorite gift was a personalized gift basket." … "Couldn't have cost them more than $50, but the fact they personalized it made it so memorable!" ([thread](https://www.reddit.com/r/realtors/comments/13ongpc/)). Research backs this up: givers expect a pricier gift to be appreciated more, but recipients' appreciation isn't linked to price ([Flynn and Adams, 2009](https://www.gsb.stanford.edu/faculty-research/publications/money-cant-buy-love-asymmetric-beliefs-about-link-between-gift-price)).

What makes a gift personal is something only you could have sent:

- **The house.** A photo of the front porch, the day you got the keys, on a mug for their desk.
- **Your family's name.** "The Lopez Family" and the year, so it reads as yours.
- **The story.** The card, in two or three sentences: the showing that almost didn't happen, the offer they fought for.

Something to enjoy tonight, and something they keep. In these threads, one agent listed "a fun travel mug" among the client gifts they've received, and another commenter said she's partial to "great coffee".

## When to Give It: at the Closing Table or After?

**A card at the table; the gift a few days later, at their office** (our suggestion). Closing day is crowded: signatures, keys, a car to unload. A gift shipped to the brokerage the following week can be opened at a desk, where a mug can stay.

Sellers who move away can do the same from their new town: the gift ships to the agent's office, not your old address.

## What About the Loan Officer, the Attorney and the Rest of the Team?

This section quotes the texts we found. It doesn't apply them to your situation.

### Your loan officer

We found no CFPB text on a buyer's thank-you gift to their own loan officer. The nearest CFPB answer we found is this one:

> "Under RESPA Section 8, can a lender or other settlement service provider give a gift, refund, or discount to a consumer for using that lender or provider?" "Generally, yes."
>
> [CFPB RESPA FAQs](https://www.consumerfinance.gov/compliance/compliance-resources/mortgage-resources/real-estate-settlement-procedures-act/real-estate-settlement-procedures-act-faqs/), RESPA Section 8 General, FAQ 6 (updated Oct 7, 2020; read Oct 29, 2026)

A loan officer works for a lender, and companies set their own gift rules. The Emily Post Institute's corporate-gift guide says: "Many companies forbid ANY corporate gift giving, or only allow employees to accept gifts valued less than $25." Its advice: "check with the HR department at the intended recipient's company first" ([Emily Post Institute](https://emilypost.com/advice/corporate-gift-giving), read Oct 29, 2026).

This is information, not legal or tax advice. Check the current rule (or ask the loan officer about their company's gift policy) before you send.

### Your real estate attorney

> Comment [6] to Rule 1.8 "explains that a lawyer may accept a gift from a client "if the transaction meets general standards of fairness." Such gifts could include "a simple gift such as a present given at a holiday or as a token of appreciation[.]""
>
> Illinois Attorney Registration and Disciplinary Commission, [Ethics Inquiry Question of the Month, January 2026](https://iardc.org/Files/EthicsInquiryQuestionOfTheMonth_January2026.pdf), on the Illinois Rules of Professional Conduct. Read October 29, 2026.

The same article notes that Rule 1.8(c) prohibits lawyers from soliciting "any substantial gift from a client". Each state adopts its own version of the rules.

This is information, not legal or tax advice. Check the current rule (or check your state's version of the rule) before you send.

### The rest of the team

A transaction coordinator who chased every signature, or a buyer's agent's assistant, often did the work you saw least.

## What to Write on the Card

Two or three sentences: what they did, what it meant, and a line about the house. Three examples, each under 300 characters:

- "Thank you for every showing, every late call and every pep talk. We found our home because you never gave up on us. Enjoy a cocoa on the new owners."
- "Thank you for selling our house, and for making a hard goodbye easy. We'll think of you every time we drive past Maple Street."
- "Thank you for finding us a home we love. When friends start looking, you'll be the first name we give them."

## What Sending It Yourself Takes

Yes: you can put a thank-you gift together and mail it yourself, and for one gift the printed mug and counter postage alone cost $28.46, before the cocoa, the chocolate, a gift box, tissue or a card ([the itemized DIY cost](https://personalizedgiftsdelivered.com/compare/diy-mug-gift-box-vs-ordering), as of Oct 29, 2026). Thanking the whole team multiplies it. By our estimate, 25 mug gift boxes take about 9 hours of hands-on work plus a week or more waiting for supplies, and per box it comes out about even: about $38 with USPS counter postage and about $34 with commercial postage, with $1,192.84 paid up front for the mugs, the retail supply packs and 25 postage labels.

A mug packed without a foam collar can break at the handle and must be bought, packed and shipped again, in the same week you're unpacking your own boxes. With Personalized Gifts Delivered, you choose the photo or the words and write the card: we print, pack and ship each box to its own address.

## What to Know Before You Order

- **The seal says "Happy Holidays".** The black tissue inside closes with a gold "Happy Holidays" seal sticker, whatever the season; your card carries the thank-you.
- **The treats.** LINDOR truffles contain milk, soy and barley malt (gluten); read the labels. The truffles are chocolate, and Lake Champlain Chocolates, which ships chocolate, says "exposure to heat and humidity can cause the chocolate to bloom or melt" ([Lake Champlain Chocolates](https://www.lakechamplainchocolates.com/shipping-chocolate)).
- **Gift limits.** Each box is $35, delivered. Some employers cap the gifts their people may accept; the limits, quoted from their sources: [client gift limits by industry](https://personalizedgiftsdelivered.com/gift-rules/client-gift-limits-by-industry).
- **One design per order.** Every mug in an order carries the same photo or words, and every card the same message, greeting each person by first name. A different mug for the agent and the loan officer is two orders; one box is a complete order.
- **Where we ship.** From New York to the lower 48 states and Washington, DC, except Texas for now. P.O. boxes are fine; no Alaska, Hawaii, Puerto Rico, other US territories, APO/FPO or international.

## Where Personalized Gifts Delivered Fits for a Thank-You to Your Agent

Your agent gets paid at closing. What a gift adds is the part a commission can't: proof that you noticed. Personalized Gifts Delivered sends it finished, to their office:

- **Your house, or your name, on the mug.** A photo or design up to about 3 in tall, or a name or a few words you type in a choice of 3 fonts, printed on an 11 oz white ceramic mug. You see it in the preview before you pay.
- **Something for tonight.** Ghirardelli premium hot cocoa and 4 Lindt LINDOR milk chocolate truffles packed inside the mug, in a matte-black gift box with a magnetic lid.
- **Your words on top.** Your message, printed on a textured card in an envelope closed with a gold wax-seal sticker, lying on the lid.
- **Shipped to the brokerage.** A plain white carton; the return address shows PersonalizedGiftsDelivered.com, and your name appears only on the card inside.
- **One price.** $35 per box, delivered, with no minimum: the agent alone, or the whole team in one order.

Choose a personal gift, add your photo or type your words, check the preview of your mug and card, add the address (or a list of addresses), and pay $35 per box. We print, pack and ship each box to its own address. Ships within 2 business days of a complete order (your design, your address list and payment). Ships by USPS Ground Advantage or UPS Ground, with tracking, and usually arrives 2–5 business days after it ships. Delivery dates are carrier estimates, not guarantees, and run slower in mid-December.
